All prospective residents go through a careful and thorough screening process to ensure we are selecting the most qualified tenant for your property. Every applicant must complete a rental application and authorize Pasas Property Management to conduct a thorough credit, criminal history, and background check, including verifications from employers and prior landlords.
Our experienced Property Management team will assist you in finding a qualified tenant and facilitate the move-in process providing these services: initial property inspection, market rental survey, on-line advertisements, printed advertisements responding to e-mails and phone calls, scheduling appointments with prospective tenants, meeting with prospective tenants, reviewing rental applications, screening prospective tenants, conducting credit checks checking tenant references, selecting the most qualified tenant, meeting with tenant to sign Lease Agreement, and facilitating the move in.
After a Tenant takes possession of your property we provide rent collection, filling vacancies, communicating with tenants, following-up on delinquencies and detailed cash flow statements.
Marketing Analysis – Pasas Property Management wants to ensure that our customers stay competitive and maximize the occupancy of their property. We regularly conduct market analysis and constantly monitor classified advertisements of similar rental properties and share our findings with our clients. Every Pasas Property Management client receives Initial Market Rent Assessment and Annual Market Rent Assessment.
Rent Collection – Pasas Property Management not only enforces strict rental collection policies but makes timely deposits of rental income to your account. All rents are due on the 1st of each month and considered late if received after the 5th of the month.
Vacancies – Vacancies are expensive. At Pasas Property Management we make every effort to keep your vacancies at a minimum so we advertise and show your vacant units. Pasas Property Management provides the following services:
- Free on-line advertisements of vacant units
- Printed advertisements upon request
- Open houses to show property when necessary
Tenant Communication – at Pasas Property Management we believe in maintaining an open line of communication with residents to ensure they are satisfied with their home, that they feel comfortable informing us of any issues, and to maximize the possibility of retaining a good tenant for the long-term. We promptly respond to all resident e-mails and phone calls and notify you if action is required.
Legal Actions – If it becomes necessary to initiate legal proceedings against a tenant for non-payment of rent, Pasas Property Management is prepared to provide prompt service by:
- Issuing 3-Day Pay or Quit
- Issuing Thirty or Sixty Day Notice to Move Out
- Issuing Declaration of Service
- Initiate Unlawful Detainer Action (Note: an attorney must be contacted at this point)
Specific plans and actions will be determined by discussing owner desires, objectives, and short and long term goals for the investment property. The Accounting Department at Pasas Property Management makes sure that every owner receives a monthly financial statement that is clear, concise and easy-to-read. These detailed monthly statements ensure that owners know exactly what is happening at their properties. They include information on rents received, current balances, maintenance, year-to-date totals, disbursements to vendors, and Owner’s Distribution Checks.
On an annual basis Pasas Property Management provides its clients with a complete account summary. Designed for an accountant, the year-end summary shows every accounting transaction posted on your property during the year including total rents received and total maintenance expenses. These statements are specially designed to simplify year-end tax preparation. Additionally, Pasas Property Management keeps copies of work orders and receipts on file. Duplicate copies of these records may be requested.
